How do I apply for one of your rental properties?
All applications are submitted online through the listing on our website. Once you click “Apply Now,” you’ll be guided through our secure application form, where you’ll upload personal details, income verification, and consent for background screening.
Our process is fully digital, accessible from any device.
What screening criteria do you use?
To make sure every home remains safe, well-cared-for, and financially stable, we complete a thorough screening for each applicant. This includes credit history, income and employment verification, rental history, landlord references, criminal background, and eviction records.
We follow all local, state, and federal fair housing laws.
How much income do I need to qualify?
Most applicants must earn a combined monthly income of at least three times the rent. We verify income through recent pay stubs, tax returns, offer letters, or other approved documents.
How much is the security deposit?
Security deposits generally equal one month’s rent, though this can vary. Deposits must be paid before move-in to secure the home.
Are security deposits refundable?
Yes. Your security deposit will be fully refunded, provided there is no unpaid rent, lease violations, cleaning charges or damages beyond normal wear and tear.
Examples of normal wear and tear include light wall scuffs, slight carpet wear, minor fading of paint, loose handles or knobs, and small marks on flooring.
Damages beyond normal wear and tear are those caused by property neglect or misuse, such as large wall holes, broken windows, or damaged appliances.
When is rent due?
Rent is due on the 1st of every month. You can pay through your secure tenant portal using ACH bank transfer, debit, credit card, or automatic recurring payments.
We offer a grace period until the 4th of the month for most properties.
What if I can’t pay rent on time?
If you anticipate difficulty paying rent, please notify us right away. While late fees and lease terms still apply, early communication helps us guide you through your options and avoid unnecessary escalation.
How do I submit a maintenance request?
For all routine and non-emergency issues, please submit a request through your online tenant portal. Include as many details as possible. Including photos and videos is very helpful for our team, as well, as it helps us understand the issue and send the right technician.
What is considered an emergency repair?
Emergency issues include flooding, lack of heat during cold weather, electrical hazards, carbon monoxide concerns, major plumbing failures, or other property safety risks.
For any of these, call our 24/7 emergency maintenance line immediately. For fire or life-threatening situations, call 911 first.
How quickly will repairs be handled?
Response times vary by urgency. For emergencies, we take immediate action. For urgent issues, we typically respond within 24 to 48 hours. For routine maintenance, we handle it within a few business days.
Am I allowed to paint or make changes to the home?
Any permanent changes, including painting, mounting TVs, installing fixtures, landscaping, or replacing appliances, require written approval from Centurion Real Estate Management LLC - Eugene. Unauthorized modifications may result in charges at move-out.
Do you allow pets?
Pet policies vary by property. Each listing specifies whether pets are allowed, along with breed or size limits, required deposits, and monthly pet rent. Unauthorized pets are not permitted.
Service and support animals are allowed. We fully comply with all federal and state laws regarding service animals and emotional support animals. Proper verification may be requested as allowed by law.
What happens on move-in day?
When you move in, you’ll receive keys or access codes, a move-in inspection checklist, your tenant portal login, property-specific guidelines, and more.
We highly encourage you to complete the move-in inspection form carefully. This will help you avoid being held responsible for pre-existing damage.
Can I renew my lease?
In most cases, yes! We value long-term residents and offer renewals whenever possible. You’ll receive a renewal notice 60-90 days before your lease ends, including updated rent information and instructions for signing electronically.
How do I give notice to move out?
Your lease states the required notice period. Usually, it is between 30 and 60 days. Notice must be provided in writing, either through your tenant portal or by email.
Once notice is received, our team will send you move-out instructions, a cleaning checklist, inspection details, the key return process, and more to make your move-out process simple and stress-free!
How do I ensure I get my full security deposit back during move-out?
To maximize your deposit return, during move-out, be sure to follow the cleaning checklist and leave the home in the same condition as move-in (minus normal wear and tear). It will also be important to remove all trash and personal belongings, repair or report any damages, and return all keys.
When will I receive my deposit refund?
Refunds are processed and mailed within 21 to 30 days after move-out, typically. Any deductions will be itemized with a detailed explanation.
